01
Electrical checks before buying a home
A buyer may be concerned about old fittings, a survey comment or plans for a future renovation. Set out the questions you want answered. A general property survey should not be assumed to include detailed electrical inspection and testing; check its actual scope and recommendations.
02
Review the property's electrical records
Existing installation certificates and condition reports can provide useful context. Check what each document covers and when it was produced, rather than treating any electrical paperwork as a current assessment of the whole property. Ask for missing information through the seller or agent where appropriate.
03
Arrange inspection access before purchase
An electrician can discuss an appropriate inspection scope, often involving a condition report where suitable. The seller or agent must arrange access, and any restrictions need to be understood. Explain the transaction stage, but do not assume a visit or report can fit an unconfirmed deadline.
04
Plan electrical work from the findings
Findings can help identify questions and scope potential repairs or upgrades. They do not automatically provide a complete renovation budget. If rewiring or consumer-unit work is being considered, request a clearly defined quote and discuss purchase or negotiation decisions with your own advisers.
05
Request homebuyer electrical checks
Provide the property details, available reports, relevant survey comments and planned alterations. Identify who can arrange access. Separating an assessment of current condition from a quote for your preferred renovation gives a clearer basis for both the buying decision and future work.

Questions about homebuyer electrical checks
Does a general building survey include detailed electrical testing?
Do not assume it does. Read the survey scope and ask the surveyor what was inspected. Detailed electrical testing may require a separately arranged electrician’s assessment.
Can the check be arranged before exchange?
Potentially, subject to access and availability agreed with the seller and assessor. Explain the purchase stage early, without relying on an unconfirmed turnaround.
Can findings help scope a later rewiring enquiry?
Yes. Findings can inform the scope, but rewiring choices also depend on the intended layout and future use. A separate project quote should identify exactly what would be replaced.
